Even after 20 years of regulation and removal, Asbestos Containing Materials (ACM) are still around in many buildings and must be managed.

If ACM is present, a management plan should be prepared to limit exposure to building occupants. All ACM should be labeled and maintenance personnel trained in recognizing the hazards, what personal protection equipment to wear and working around the material. In addition to removal, encapsulation and isolation can be employed to minimize exposure.

Asbestos is very important when the building is to change ownership or refinanced.
Because of the costs of removal and potential liabilities, the amount and condition of ACM must be assessed.

Hayden Safety Engineers has over 25 years of conducting asbestos risk assessments, designing and monitoring abatement projects, conducting training and preparing asbestos management plans. We have industrial hygienists with State of Ohio certifications to inspect for ACM, conduct risk assessments and design abatement projects.

There is a good possibility that any building painted prior to 1979 contains lead paint.
The primary issue with lead-in-paint in a commercial or industrial building is when a painted surface containing lead is sanded or abraded, lead dust is created. This dust is spread throughout the building and creates a serious health problem.

In older industrial plants, many structural supports and piping are coated with lead paint. A serious hazard occurs when the pipe of support is welded or heated with a cutting torch. In such plants, all surfaces should be surveyed and labeled.

HSE trained professionals with State of Ohio certifications to conduct lead inspections and risk assessments. A Niton XRF analyzer is used to measure lead concentrations in paint and soil.
